Rental Qualifying Criteria

The Company and this community comply with all federal, state, and local regulations regarding Fair Housing for all applicants and residents.

Application Verification Process
Our rental verification measures are extensive and may include biometric identification verification, document manipulation analysis, bank account validation, device fingerprinting, real-time address verification, employer verification, and enhanced credit and background screening.

Occupancy Standard
Two persons maximum per bedroom. (Exception: Child under 24 months of age, unless otherwise dictated by state or federal law.)
 
Age Requirements
Leaseholders must be at least 18 years of age. All persons aged 18 years or older are required to submit an application for approval. Applicant(s) hereby consents to the management company sharing Applicant’s nonpublic personal information for the purpose of management receiving an identity verification product in connection with my application. All Prospects and Tour Guests aged 18 and older must provide current valid ID to be scanned and verified in order to tour the Community. Additionally, each Leaseholder and Adult Occupant must present current valid ID at the time of move-in to be scanned and verified before keys will be issued.

Income, Credit, and Rental History Requirements
Third-party consumer credit reporting agencies are used to verify applicants’ identity, credit, and criminal history.
Applicants must have an acceptable income and credit history. Acceptable credit history is based on several credit reporting factors and is not solely based on the applicant’s credit score. Applicants with an active bankruptcy, which is considered open or filed within the last 3 years, may be denied.
All applicants must have verifiable positive rental history within the past twelve months. Applicants with an eviction judgment(s) or outstanding rental debt within the past three years may be denied.
While all leases require a standard deposit or approved deposit alternative, a prospective leaseholder with no established credit history, or unsatisfactory findings, may have their application denied or require an additional deposit or approved deposit alternative.

Non-U.S. Citizens
All Non-U.S. citizens must complete a Supplemental Rental Application for Non-U.S. Citizen and provide copies of current passports, visas, or any applicable immigration documentation.
 
Criminal
Our investigation includes criminal background screening. It is possible your application may be denied due to criminal convictions.
 
Income
Household gross monthly income, on average, must equal 3x the monthly rental amount. Court ordered support and other income sources require verification. Original paycheck stubs reflecting at least 30 days of employment, the previous year’s income tax return or quarterly statement, and/or an offer letter of future employment, are acceptable verification of income.
 
Employment
Leaseholder(s) must present evidence of current employment with 6 months of consecutive, verifiable employment. If self-employed, retired, or disabled, the applicant must provide a photocopy of their tax return from the previous year, a financial statement from a CPA verifying their employment and income, or photocopies of the three most current bank statements illustrating the ability to pay rent, plus verifiable proof of self-employment, retirement, or disability. Persons who hold commission-only or base plus commissions, tips and bonuses jobs are considered self-employed.  A Guarantor may be required if employment history requirements are not met.
 
Guarantor
If a Guarantor is required for lack of income or employment history, the Guarantor must be a U.S. citizen, make at least 5x the monthly rental amount, and have established credit.
 
Renter’s Insurance
Leaseholder(s) must present proof of Renter’s Insurance with a minimum of $100,000 liability coverage. The policy must include:
  • All leaseholders must be listed on the policy.
  • Contain the insured address as stated on the lease agreement.
  • Cover property liability for a minimum amount of $100,000.
  • Contain both start and end dates.

If no renter’s insurance or insufficient renters’ insurance is provided the resident will be enrolled in our Damage Waiver program for a monthly fee. The Damage Waiver program is not insurance. This program only satisfies the lease liability coverage requirement to protect the property, it does not cover the resident’s personal property or living expenses.

Pets
A maximum of 2 pets are allowed per apartment. Restricted breeds are as follows:  
 
Akita Elkhound Greyhound Presa Canario
Chow Chow Foxhound Keeshond Rottweiler
Dalmatian German Shepherd Malamute American Bull Terrier
Doberman Great Dane Pit Bull  

Additionally, mixed breeds of these dogs are also restricted. This list should not be considered all inclusive. Please remember some breeds have nicknames and most have variations of their breed. Exotic animals and exotic rodents are not allowed.
 
Date or Apartment Number Changes
Any changes to the lease term, move-in date, or apartment home selected may result in an adjusted rental rate and/or approved deposit alternative. If applicable, the income requirements must be met for the new rental rate.
